The SPACE
Drive down a tree-lined driveway and be greeted with a large entrance, leading into a beautiful foyer that looks over the outdoor area and mountains. 🏔
As you enter, your own dedicated entry is on the left.
🌸 The space consists of 2 bedrooms, one with a double/single bunk that sleeps 3 guests and the main bedroom with a queen bed, overlooking the mountains and courtyard gardens.
🌸 The kitchen and lounge also host spectacular views. It invites both families and a romantic getaway for a couple.
🌸 There is an outdoor sitting area with a TV, alongside some relaxing Adirondack chairs to sip in the view and sun ☀️.

FAMILIES
We have a safe place for them to ride their bikes and the property calls for a kick of the footy or a picnic or walk. Bring your wellies for puddle hunting in winter and enjoy the fresh air.
We have 3 acres of lawns and gardens and plenty of room to find yourself a pretty nook for a picnic or a walk and to let the kids expel their energy.
Your kids will sleep well!!
Portacot and high chair are available via request.
🌼 Your stay here will be surrounded by nature and wonderful gardens and views. You may hear or see a tractor or lawn mower during your stay, this is required on a lifestyle property of this caliber.
YARRA RIVER DIRECT ACCESS
You can access the Yarra River directly by walking down to the bottom of the property, turning right, and following the tree line past two other properties until you see a red shed, continuing along the opening to the end.
Turn left and go down the hill to the large open grass area. There is a track that you can follow to the left of the grass area that comes out to a shallow rocky area you can put your feet in. A great spot for a picnic near the river.
🌸 The unit is adjoined to the main residence, however, it is PRIVATE with its own access. We do not share the unit with you. Main access is via the foyer. Turn left upon entry, into your own private access and space. Walk the property as you please.

*****Please note, rooms will be made available according to the no.of guests booked, please clarify this with us prior to your booking if any queries. Please ensure you include all children and babies on your guest bookings in accordance with our council fire and safety guidelines.
You do NOT have access to the sheds or workshops or the main residence. You are welcome to the remainder of the property at your leisure.
Other things to note
🌸 Please be aware that we DO NOT have an oven, but it is a fully equipped kitchen. There is a microwave and an electric ceramic cooktop, all pots and cookware supplied. There is also an air-fryer in the cupboard and a toastie maker, toaster, etc. We also offer a picnic basket with basics, cutlery, blanket, etc - just pack your own food and go.
HEATING/COOLING
There is a split system in the main living area, and fans in the bedrooms for summertime. The bedrooms have their own heaters and the lounge also has an electric fireplace.
There are also many blankets
available.
💤 LOVE A SLEEP-IN? 😴
We offer a LATE CHECK-OUT option until 12pm for $10ph after 10 am. Please message us when booking if this interests you and we can add it to your booking.
PROPERTY CLEANING:
After every check-out, a trusted professional cleaning service is used. A thorough, top to bottom clean is implemented. Hard surfaces are cleaned and sanitized, and we are spending considerable extra time on all touch surfaces throughout the house.
We have implanted a COVID-19, cleaning hygiene plan.
To reassure our guests that your health and safety are our top priority, these are the practices that are put in place at Riverlin. Our already very high standards of cleanliness and attention to detail will be heightened during this time. We provide ample hand soap, hand sanitizer, and disinfectant wipes throughout the house.
IMPORTANT INFO on our Bush Fire Policy
Please note that Warburton is in a heavily forested and mountainous area and on state Fire authority-rated ‘Code Red’ and ‘Extreme Fire Days’ We will not be taking bookings and travel to the area is not recommended. We will review current bookings for those days and reserve the right to cancel bookings, with a full refund or return booking provided. We will contact guests via email and provide as much notice as possible, according to weather forecasts. The safety of our guests is a priority. If guests are staying at Riverlin, and an emergency bushfire situation arises, we will do our best to contact you directly to alert you of this. However, it is our guest's responsibility to keep themselves informed of local conditions and emergencies and act accordingly.
We ask that every guest read our ‘Bushfire Emergency booklet’ located in the house and download the ‘Vic Emergency’ app when staying during our warmer months (Oct-March). This will alert you if any emergency situations are affecting Warburton and give advice on when and how to act
